  • Choose an Estate Agent
  • Choose a Lawyer: Ask them to prepare a comprehensive sales pack. You will need to provide details (when relevant) of:
    • Planning permissions
    • Listed building consents
    • Rights of way & footpaths
    • Restrictive covenants
    • Development or road scheme proposals
    • Septic tank compliance
    • And many other legal aspects
  • Complete Forms Early. It’s a good idea to complete the Property Information Form (TA6) and Fixtures & Fittings Form (TA10) for your lawyer as soon as possible.

  • Marketing: The agent will prepare marketing materials, including:
    • Photos
    • Floorplans
    • EPC (+ land plan for acreage)
    • Brochure and online listings
  • Prepare Your Property: Ensure it is clean, tidy, and well-presented for viewings.
  • Agree a Launch Date.
  • Answer Buyer Questions: Be prepared to provide information about the property and the area.

  • Receiving Offers: Expect to negotiate offers and counter-offers via the agent.
  • Accepting an Offer: Once agreed, accept the offer in writing.
  • Align Timings Early:
    • The process can take longer than expected.
    • If you need, for example, three months between exchange and completion, state this upfront.
  • Surveys & Repairs:
    • The buyer will likely have a survey conducted.
    • Address any critical repairs before listing the property to avoid delays.

  • Memorandum of Sale: Once a sale is agreed, the estate agent circulates this document outlining key terms.
  • Sales Pack: Your solicitor sends a pack to the buyer's solicitor, including title deeds and other documents.
  • Buyer's Enquiries: Be ready to answer legal and practical questions from the buyer’s solicitor.
  • Exchange of Contracts: Once the buyer’s solicitor is satisfied, contracts are exchanged—making the sale legally binding.
  • Completion: On the agreed date:
    • Ownership transfers to the buyer.
    • You receive the sale proceeds.
  • Organize Your Move: Arrange removals and notify relevant parties of your new address.
